Business Maps is a non-commercial prototype for exploring NYC business locations. It puts three questions on the same map: where similar businesses are crowded, where modeled demand looks interesting, and where commercial rent is relatively affordable.
It is meant for business owners looking for possible new spots, and for realty specialists who want a quick way to scan local market structure, competing businesses, and broad location trends before doing deeper local research.
The Data layers menu opens Visualization mode. Combine the three layers for a single comparison, or turn Combine layers off to inspect competitor pressure, modeled client demand, and rent affordability separately.
The competitors layer estimates pressure from matching POIs using distance decay: nearby places matter more than faraway places. The client layer estimates demand from official open NYC data, nearby residents, workers, business logic, solvency/income priors, B2B activity, and optional transit access. The rent layer maps NYC Department of Finance median monthly storefront rent per square foot, using tract data with borough and citywide fallbacks.
The chosen area and any optional range confine which cells are compared. Colors rescale within that confined display, while the underlying source scores remain unchanged.
The underlying source databases and derived map data are updated monthly.
This is a map for screening and thinking, not a promise. We do not take responsibility for business decisions, missed opportunities, obsolete records, wrong classifications, missing places, duplicate places, weak model assumptions, or any other error in the displayed data.
Some POIs can be absent while others are obsolete. The working assumption is that many errors are roughly random rather than systematically biased; at aggregate scale, those distortions should partially cancel out, so broad spatial trends should still reflect real market structure better than any single point on the map.
Top-level business categories are detected more confidently than subcategories. Treat subcategory results and client-demand scores as useful approximations, not exact ground truth.
The upper-left controls are ordered by workflow: Business Category, Confine to Area, Data layers, Background Map, Lattice, and Status.
This non-commercial prototype uses and transforms open map, place, transit, building, and statistical data. Non-commercial use does not waive attribution, notice, share-alike, or other license conditions.
Map data and vector tiles: OpenFreeMap © OpenMapTiles © OpenStreetMap contributors. OpenStreetMap data is licensed under the ODbL 1.0. OpenFreeMap credit is optional under its attribution guidance; OpenMapTiles and OpenStreetMap credits are retained.
Map styles and assets: Bright, Positron, and Fiord are OpenFreeMap style forks; Basic is the OpenMapTiles MapTiler Basic style. Business Maps rewrites their tile, glyph, and sprite URLs for local serving and adds local names and visible attribution. Style code and visual designs carry BSD/MIT and CC BY licenses. Included assets also use Noto Sans and Metropolis under OFL 1.1, Natural Earth public-domain data, and CC0 Maki icons. Positron and Fiord styles: both retain lineage from CartoDB Basemaps designed by Stamen and Paul Norman for CartoDB Inc. Their lineage includes CC BY 3.0 and their style designs are CC BY 4.0. Using the OpenFreeMap forks does not remove these upstream notices.
Overture Places: data from the Overture Maps Foundation Places theme. Its current contributors include Meta, Microsoft, PinMeTo, Krick, RenderSEO, DAC, and BrightQuery under CDLA Permissive 2.0, Foursquare under Apache 2.0, and AllThePlaces under CC0. NYC Open Data: includes DOHMH Restaurant Inspections, DOHMH Pre-Permit Restaurant Inspections, Dining Out NYC, DCWP Issued Licenses, Storefronts Vacant or Not, and DOB NOW Approved Permits. Use is subject to the NYC Open Data Terms of Use.
New York State Open Data: includes NYS Retail Food Stores, SLA Active Licenses, Appearance and Barber Licenses, Health Club Filings, and Medicaid Enrolled Providers. Use is subject to the Open NY Terms of Use.
CMS NPPES: provider data is the FOIA-disclosable NPPES downloadable file published by the Centers for Medicare & Medicaid Services. See the CMS data dissemination notice.
Client layer: demand scores are derived estimates, not observed foot traffic. Inputs include NYC Building Footprints joined to MapPLUTO/PLUTO lot attributes, the merged POI database, subcategory demand profiles, modeled average-check and income sensitivity priors, and cached MTA GTFS subway/bus schedules where available.
Statistical priors: client-demand metadata and priors reference public statistical sources such as Census ACS, LEHD LODES, BLS Consumer Expenditure, and BEA regional price parity where used. These inputs are transformed into local scoring proxies and should not be treated as raw household, worker, income, or sales observations.
Commercial rent layer: area medians come from the NYC Department of Finance Storefront Registration Class 2 and 4 Statistics. H3 cells are assigned through U.S. Census TIGER/Line tract boundaries; suppressed or unavailable tract values fall back to borough and then citywide medians.
Rent importance: category and Manhattan rent-to-income priors are modeled estimates. The automated build calibrates their annual movement with IRS Statistics of Income data. This is not a storefront lease quote, occupancy-cost audit, revenue forecast, or claim that each business has the displayed burden.
Database reuse: the displayed database, client-demand scores, and rent scores are filtered, normalized, deduplicated, merged, and modeled. Before publicly sharing the database, a substantial extract, or derived score tables, review Foursquare Apache 2.0 license and NOTICE and each source terms.
Umami records aggregated page views and basic traffic information without cookies. The app does not add tracking events for chosen categories, selected areas, map coordinates, drawn rectangles, email addresses, or entered text.
The public Site stats Board contains only the views selected for publication. Blocking tools may prevent some visits from being counted.
